IRINGAN HIJAU, located just off Jalan Ampang Hilir, presents a private enclave of precision engineered homes. Ensconced within a multi-level, multi-textured landscaped living environment, there are 26 personal dwelling spaces. Each a welcome retreat from public life.

We have applied great care and intense supervision in the design and craft of these homes. It is our belief that homes are much more than mere structures of shelter. Homes are an extension of ourselves. They should be built with respect and recognition of the long nurturing relationship that will be established over time.

This 3-storey, low density luxury condominium features 26 units comprising seven different configurations. The options include single floor apartments, duplexes, triplexes and fourplexes, ranging from 2615 to 5446 sq ft in size.

The architecture features a contemporary palette of fair faced concrete, stainless steel, aluminium and glass complemented by the warmth of balau timber, all carefully crafted to offer a comfortable tropical home, but within an urban context.

Projecting balconies pop through the fa├žade, organised in layers for privacy, noise reduction, shade and weather protection.

Each unit is designed to allow for maximum natural lighting and ventilation, tempered by deep balconies and tall atria with adjustable louvered screens to provide privacy as well as shade and environmental control, also for ample cross ventilation, much needed in a tropical climate.

The project was awarded the PAM (Pertubuhan Akitek Malaysia) award for Multiple Residential (Low Rise) in 2010. The jury's citation said:"A highly compositional and layered building well crafted and expressing an "intellectual" mood. The simplicity in detailing including the overall landscape approach is sophisticated and elegant and truly expresses 'less is more'.

WALLS AND STRUCTURE The external frame is constructed in reinforced concrete with the use of high quality conventional formwork to ensure accuracy of alignment. In fill panels of walls is clay brickwork with sand cement mortar. The walls themselves are rendered with sand cement render using steel beading at all corners to enable high quality and durable construction.

PITCHED ROOF Supported on a continuous deck and steel trusses, an imported pre-finished coated standing seam aluminium metal roof is installed. A reinforced concrete slab runs beneath the pitched roof to provide additional security.

SKYLIGHT There are skylights over spaces on the second floor to apartment types B, D, F and G. The skylights are placed to achieve soft natural lighting within these spaces.

FLAT ROOF AND GUTTERS Flat roof sections and gutters are formed in reinforced concrete with a single layer high performance waterproofing membrane laid to fall.

FAIR-FACED CONCRETE The lower half of the external frame is constructed of high quality fair-faced concrete. High quality formwork is used to enable high quality control of the concrete finish and joint detail between the wall, beam and column.

WINDOWS Windows and external sills are pre-finished aluminium frames incorporating weather seals. Glazing to living areas and bedrooms facing Jalan Ampang Tengah and Jalan Ampang Hilir are laminated glass to minimize disturbance from traffic noise. Glass doors are laminated for safety.

STAIRCASES External staircases to the garden or leading to apartment types C, D and G are paved in imported stone. Each staircase caters for one unit per floor.

LIFT There is one common lift in block D, designed to serve one number of apartment per floor. Lifts are finished internally with stainless steel wall panels and stone flooring. Private domestic lifts are installed in apartment types B and F.

ENTRANCE AREA The front pedestrian ramp and walkways are paved with large slabs of imported natural stone. The ramp to the lowered drop-off area and car park is paved in a combination of cobblestones and concrete with an applied floor hardener finish.

POOLSIDE The pool deck is finished with timber. Poolside shower and changing rooms are provided nearby.

GARDEN & COURT Paving throughout the garden is imported stone and gravel. A mature landscape of indigenous trees and shrubs are planted in the main garden and other landscaped areas. Discrete landscape lighting is installed.

PAVILION Overlooking the garden and concrete finished pool, a sculptured club pavilion is provided for residents' exclusive use. It may be booked for meetings or small functions.

ENTRANCE LOBBY The front door is spray painted finish. The vestibule floor is paved with imported large format high quality stone and quartz engineered stone. Skirting is stone. Walls and ceiling are high quality painted plaster work using plaster beads to ensure smooth and true surfaces.

LIVING/DINING ROOMS AND BEDROOMS The floor is strip timber boards nailed and glued to hardwood battens in various lengths. Skirting matching the floor is fitted throughout. Walls and ceilings are high quality painted plaster work using plaster beads.

BALCONIES AND TERRACE Terraces are paved in flamed finished imported stone. Balustrading is a combination of laminated glass with a metal capping shelf, and metalwork. Terraces are provided with drainage points and channels. Walls are rendered with sand cement render using steel beading at all corners to enable high quality and durable construction.

BATHROOMS Bathroom floors are quartz engineered stone while the walls are finished in imported large format porcelain tiles. Typical bathrooms have an imported vitreous china basin. The master bath have a generous solid surface vanity and basins. Large mirrors are located above vanity tops. Moisture resistant ceiling are provided using plaster beads.

KITCHENS A solid surface worktop sit above a kitchen cabinet system. Cabinet units have adjustable shelves, imported adjustable hinges and fixings, metal drawer boxes, and a variety of built-in accessories. A stainless steel sink in addition to imported built-in oven, hob and extract hood are provided. The dry kitchen floor is strip timber boards to match adjacent living, dining rooms, while the wet kitchen floor is tiled in large format homogeneous tiles for easy maintenance. Ceilings are high quality painted plaster work using plaster beads, the walls in wet kitchen are finished in imported large format porcelain tiles.

POWDER ROOMS In larger units, an additional guest washroom is provided. These have similar finishes to en suite bathrooms.

STUDIES AND FAMILY ROOMS Where provided, these are finished in the same materials as living/dining rooms.

INTERNAL STAIRCASES In duplexes and 3-4 storey apartments, steel staircases with timber treads link the floors.

YARDS Yards have homogeneous tiles to the floor and glazed ceramic tiles on the walls. Drainage points and water supply are provided for connection of washing machine and tumble dryer. Walls and ceilings are plastered and painted.

UTILITY ROOMS The floor is homogeneous tiles. Walls and ceilings are plastered and painted. Utility rooms are attached with dedicated washrooms and showers.

DOOR Internal doors are of semi-solid construction giving good weight and sound insulation. They are finished in timber veneer, stained and varnished.

WARDROBES Built-in wardrobes are provided in all bedrooms. They are fitted with hanging rails and drawers.

IRONMONGERY Door handles in principal areas are imported ironmongery in satin stainless steel finish. High quality and matching hinges and locks are installed throughout.

SANITARYWARE Sanitary ware is imported white porcelain with white acrylic freestanding baths in master bathrooms. High quality imported sanitary fittings are provided.

ELECTRICAL INSTALLATION Multiple lighting points and power points are provided for light and power installation by the purchaser in all interior areas. Television aerial and telephone points are provided in each apartment. All wiring is in concealed conduits.

SECURITY An imported intercom system is installed, linking apartments to the guardhouse and the main entrance. As deterrent, ample parameter lighting is provided. Security cameras are installed to enable guard monitoring of security risk areas. 24 hours guard security is instituted throughout the compound, preventing unauthorized access and affording emergency assistance. Accommodation for a compound manager/ caretaker is provided.

ESSENTIAL SUPPLY During a wide-area grid failure, a back-up power generator will ensure 2 power points in the kitchen, 1 other power points per floor, 1 light point per floor and the air-conditioning in the Master Bedroom in each apartment remain functional. Likewise, common area lighting should not be affected.
